Family Space: Two Storey Rear Extension and Full Refurbishment
This detached 4-bedroom family home needed a lot of tlc as well as a bit more space, but mainly a different type of spaces. The existing 2 storey extension from the 1980s had damp, leak and head height issues and the garage needed work too.
Positioned on the steep Horniman Hill, additional attention had to be given to the ground level and retaining wall situation. Together with the clients we scrutinized and tested the brief, culminating in a new 2 storey rear extension increasing the foot-print by the crucial 2 meters, which allowed reconfiguring both floors.
On the ground floor we created a generous family space with dining – kitchen – living room, which took full advantage of the lovely garden, the light coming in from the sides and is surrounded by green only. Full height sliding doors allow the room to open up and merge with the surrounding landscape.
The extra space on the first floor offered the chance to built equal sized bedrooms for the children as well as a masterbedroom with ensuite which focuses on the views into the trees as well.
A new interlink was built between the kitchen- dining space and the refurbished garage. The glass rooflight brought much needed light into the core of the house while the new stair led to the new utility room; the rest of the garage was converted to a bike & storage space.
The house was partly newly insulated and the new radiator dimensions prepared for future AHP installation.
All rooms were refurbished and a continuous pine floor runs through the whole house, combined with various shades of blue, culminating in two quite different tile layouts in the bathrooms allowing different uplifting and relaxing agendas to happen simultaneously.
